Is an e-signature legally binding in the UK?
Yes. Electronic signatures are legally valid for tenancy agreements under the Electronic Communications Act 2000 (ECA 2000). The signed PDF includes a SHA-256 audit trail recording who signed, when, and the IP address used — sufficient evidence of intent and identity under UK law.
Does my tenant need a DocuSign account or any app?
No. Your tenant receives a simple email with a signing link. They open it in any browser, review the agreement, and sign — no account, no app, no subscription required on their end.
Is this compliant with the Renters' Rights Act 2025?
Yes. This agreement uses the Assured Periodic Tenancy (APT) format — the only legally valid format for new residential tenancies in England from 1 May 2026. The Renters' Rights Act abolishes Assured Shorthold Tenancies (ASTs). Section 21 no-fault evictions are removed throughout the document. The mandatory written statement of terms required from May 2026 is included.
How is your e-sign cheaper than DocuSign?
DocuSign, Yousign, and similar services charge per signature — often £1–3 per signing. Our e-signature service is built in-house using AWS SES for email delivery and costs us (and therefore you) £0 per signing. The £3 added to the total covers integration, storage, and the audit trail — not a per-sig fee to a third party.
What if the tenant doesn't sign?
The signing link is valid for 14 days. You can re-send it from your EasyDocs account dashboard. If the tenant refuses to sign electronically, the Word (.docx) document is still yours to print, sign manually, and scan — the purchase is not wasted.
Can I use this agreement in Scotland or Wales?
This specific agreement covers England and Wales. Scotland has its own tenancy law (Private Residential Tenancy) — we have Scotland-specific templates in the main shop. Wales follows similar legislation to England for residential lets; this document includes a jurisdiction clause. For Scottish tenancies, please use our Scotland-specific document.
